The desired variety of building facades is achieved from different combinations of similar materials, shapes and colors. The maximum permitted roof gable width (single and double storey) is 8m per roof element. Rough plaster finishes and/or bagging capitalize on the rural imagery of all the chosen styles. Plinths/bases of textured plaster or stone may be used. Brick (face or semi-face) may only be used as identifiable feature walls and must be red in color.
Individual feature walls/chimneys in natural stone would be allowed.

• Pre-cast concrete building elements are discouraged (simple copings, column caps and window sills are in order.)

The roof can be double or mono pitched and can be varied or simple in shape. Roofs may be
hipped or gable ended

PITCHED ROOFS

The following roof materials are permitted:

• Marley (Monarch, Modern) tiles or Coverland (Riviera, Elite) roof tiles or similar approved. Approved colour ranges include black, dark brown, terracotta and in the standard, antique and designer ranges.
• Chromadek roof sheeting or similar approved. Approved colour ranges include grey (light to charcoal) and black.
• Slate
• Clay roof tiles No other materials shall be allowed.
• Average roof pitches for double pitched roofs to be 55°, 45°, 30° or 25° for the largest part of the roof.
• Minimum angle of 15° for mono pitches allowed.
• Lean to roofs for covered patios can be as low as 5°

Specific Exclusions

• Decorative wrought iron/cast aluminium e.g. Victorian ‘broekie lace’ may not be used.
• Roof tiles in colours other than specified.

General Inclusions

• Marley (Monarch, Modern) tiles or Coverland (Riviera, Elite) roof tiles or similar approved.

• Chromadek sheeting of approved colour and any profile.

FLAT ROOFS

Flat concrete roofs will only be permitted on a small portion of the building at the discretion of the controlling architect (max 20% of total roof cover). The slope of these roofs must be concealed.
Waterproofing must be painted to match the color of the roof or the building and covered with approved stone pebbles or tiles.

Flat metal roofs. (exposed or behind parapet walls)

EAVES

Eaves may be closed or open. There is no minimum roof overhang.

GUTTERS & FACIAS

It is a requirement of the dolomite management program that all down pipes must be connected to the storm water system. Rainwater and swimming pool wastewater must be managed by gutters and linked underground to the storm-water system by dumping into the road network. Chromadek gutters must be used.

PVC, Galvanised and painted metal or fibre cement gutters and rainwater pipes.

General Inclusions

Natural or painted timber fascias.

Chromadek gutters of approved colour

Gates and screens must be in painted slatted hardwood. No visible creosote treated timber may be used. Other finishes that compliments the specific aesthetic features of the house will be considered.

Visible external security gates to doors and windows are not allowed. If they are at all used they must be fitted to the inside and the design must match the window and door patterns.

• Concertina or other type steel security gates

Pergolas must be constructed in natural hardwood or mild steel IPE sections and supported on either timber, steel or brick columns. Brick columns may not be less than 345mm square and are limited to the ground floor only. Pergolas to balconies at first floor level must be in timber or mild steel IPE sections. Pergolas may be constructed in timber or mild steel IPE sections beyond the building line provided they form terraces not higher than 500mm above natural ground level. Pergolas within the building line may not at any stage in the future be covered or closed in.

• Balcony and veranda balustrades must be in keeping with the architecture of the house, and
must either be in natural or painted hardwood or metal to comply with the list of approved
colours. Brickwork balustrades must have either a timber or metal handrail.

White is an important colour in the Development. Other colours for walls must reflect soft subdued earthy tones such as ochre, sandstone, beige, autumn shades and greys.

Bright and contrasting colours will not be allowed. These include red, orange, yellow, blue, purple, pink and black.

Window frames should be white, grey or natural colours.

Paving material within the street building line shall be either concrete or brick pavers in
approved colour ranges only.

Filtration units must be hidden behind a plastered and painted brick or stonewall and may not be visible from the road or adjacent properties. For safety purposes pools must not be freely accessible. Any safety fence around the pool must comply with the finishing guidelines on boundary walls and fences (3.8) as well as with all municipal and general safety regulations. Pools must be constructed to local authority approval.

Chimneys must be important elements in the architectural composition and it is recommended that each house have at least one chimney as an architectural focus. The chimney must be built at least one meter higher than the nearest ridge height for good ventilation.
