Chimneys must be important elements in the architectural composition and it is recommended that each house have at least one chimney as an architectural focus. The chimney must be built at least one meter higher than the nearest ridge height for good ventilation.

Specific Exclusions

Boundary Walls & Fences

As a general rule boundary walls are not encouraged. However, where it is a matter of privacy such as around swimming pools, boundary walls may be built according to the following Architectural Guidelines:

• The street front boundary can be without any fencing.
• A maximum height of 1200mm for fencing/ walls will be permitted on the street boundary. No continuous walls will be allowed. Continuous walls may not be longer than 1/5 of the total street boundary length.
• Screen walls to a height of 2100mm can only be used for screening of pools, patios, and kitchen yards. These street boundaries walls must be approved in writing by the HOA. The 2100mm walls can never exceed 50% of the total street boundary length and must be broken up in its design to not form a continuous single element.
• If any fencing is needed on the park open space boundary, it can only be 1000mm high and of a ‘see through’ type (no solid walls will be permitted). The controlling architect must approve the design of the fence along with the approval of the construction documentation.
• The sidewalls between properties may be built to a maximum height of 2100mm to screen of pools, patios and kitchen yards for privacy. No 2100mm screen wall may be built within the 5m street building line (see also 2.4.1) and it may also not project beyond the 2m park setback line
• All stands within the 100-year flood line to have openings in walls of 1000x300mm every 3m length. Openings to be filled in with approved palisade fence.

Specific Exclusions

• Concrete panel walls
• Barbed wire fencing
• Diamond mesh fencing
• Unplastered brick or block walls
• Face brick walls
• Log type fences
• No electrical fences will be allowed within the Development, with exception to estate

Staff Accommodation & Kitchen Yards

No staff accommodation should be nearer to the street than the main building and must be contained under the same roof or integrated into the overall design. Staff accommodation and kitchen areas must be enclosed with a wall on all sides. Wash lines and garbage bins may not be visible from the road.

Doors to outside staff rooms and bathrooms may not face the side boundary directly and must at all times be turned at 90° to the boundary.


Carport roofs must be attached to the main structure and are only allowed if they have the same pitch and are built of the same material used for the rest of the roofs of the house. Supports must either be in timber or mild steel IPE sections or brick columns (min 345 x 345). The sides may be trellised and planted with creepers.

Specific Exclusions

• Prefabricated garage/ carport units
• Temporary/ makeshift structures
• No freestanding garden sheds or Wendy houses are allowed.
• No open/ covered facilities for caravans, boats or trailers are to be visible from the road and may not be placed in the side space.

Building Lines

Generally building lines are:
• 5m on the street boundary
• 2.25m on all side boundaries and 3m on rear boundary for a house not exceeding 4,5m
• 3,75m on all side boundaries and 4,5m on rear boundary for a house in excess of 4,5m but not exceeding 7,5m
• 4,5m on all side boundaries and 6m on rear boundary for a house in excess of 7,5m
• This is provided that any portion of such dwelling-house which does not exceed 4,5m in height, may be erected at a minimum distance of 2,25m from the side boundary
• The roof overhang may project over the prescribed building lines by 1000mm.


The street building line is 5m for the bulk of the building within which no structures apart from garden walls, fences, paved areas and steps may be built or erected.
• The street front boundary can be without any fencing. (See 3.8 Boundary Walls and Fences)
• No electrical fences will be allowed within the Development, with exception to estate boundary.
• Building lines may only be relaxed with the written approval of the Company, prior to submission for council approval. Company approval will only be given if it is proved that any relaxation will not interfere with the right to privacy and/or natural light of surrounding property owners and/or negatively impact on the Development.


• The side boundary building lines are as indicated above the building.
• No electrical fences will be allowed within the Development, with exception to the estate

Procedures & Approvals

All Site Development Plans (hereafter referred to as SDP’s) and building plans are to be submitted to the Company for approval. Note that interpretations, exceptions and waivers of any provisions of these Architectural Guidelines are subject to the controlling architect’s approval.

ARCA Architects has been appointed by the Company as the controlling architects to develop the Architectural Guidelines to guide the project aesthetics and quality. ARCA Architects will examine these plans and make recommendations to the Company. Only after ARCA’s written approval can the owner submit these plans to the relevant Local Authority. All approvals must be handed in at the offices of ARCA on any Tuesday before 12pm by appointment.

All plans for the construction of or alterations to, buildings must be prepared by a registered professional architect or an approved designer.
